Counterpart lease for 21 years, from 31 December 1886, for half yearly payments of £12, starting 30 June and 31 December 1887, as a minimum rent on coal raised, even if the royalties on the coal amount to less that the monies quoted; also paying royalties of 7d for each consumary ton of large or small brush coal raised from the Upper Mynyddislwyn Vein and 4d for each customary ton of equivalent coal from the Lower Mynyddislwyn Vein, excluding coal buried which is to be used for working the pit, wayleave rent of 1d on each ton of minerals not produced by the leased mines carried accross the said mines land, from; Richard George James of Crickhowell, Brecon, esq., to Christopher Pond of Manmole Colliery, Blackwood, Mon., mining engineer and colliery proprietor of; two mines or seams of coal called "The Upper and the Lower Mynyddislwyn Veins" lying under pieces of land at Argoed in parish of Bedwellty, Mon., 22 acres in area shown on the attached plan. Covenants relating to the construction of the mines and prevention of subsidence. The lessee covenants to pay £2 half yearly for each acre of surface land occupied or used. Other covenants over; payments of rents, taxes, the proper management of the mines, compensation for damage to surface land, the weighing of coal, keeping of proper accounts of coal raised, production of records, delivery of proper accounts to the lessor on half yearly rent days, keeping of proper maps and plans and the keeping of collieries in proper repair. Usual convenants re., accessm non-payment of rents, royalties, etc.
Counterpart lease for 60 years for £23.10s for the first two years, £47 for the thirf and fourth years and £70 yearly par. Llangenny co. Brecon, flannel manufacturer to the Tredegar Iron and Coal Company Limited of; minerals, especially coal from the Brithdir seam under Argoed Genot Farm, Bedwellty, Mon. Rents to be paid to lessor of 7d for every ton of large coal and 4d for every ton of small coal from the above seam, 4d for each ton of agrillaceous ironstone or blackband and the same for each ton of fireclay from the leased mines. Index attached to the lease outlines the contents including; liberties and exceptions (mining convenants), rents and gateages and lessees covenants.

Biographical/Historical note

Additions to the Sirhowy Tram Road, Monmouthshire, was proposed by John Jones, with improvements by civil engineer, John Hodgkinson in 1822. The road was intended to run between Sirhowy and Tredegar Iron Works to Dyffrin. Argoed Genot Farm, Bedwellty was located close to the tram road and included coal deposits which were mined during the 20th century.

 D3214/2/1 Assignment for £350 and in pursurance of an agreement of the residue of the term of a lease for 70 years from; William Williams of Newport, Mon., esq., to David James of Bedwellty, Mon., wollen manufacturer, with the consent of, John Buckle of Chepstow, Mon., esq., William Crawshay of Cyfatha, Glam., esq., James Proctoe of Chepstow, esq., William Williams of Newport, gent., and Thomas Phillips of Newport, gent., of, a piece of ground in the parish of Bedwellty, adjoining the water grist mill of Elizabeth Williams, James Yorath and Elizabeth his wife and the road from the mill to the Sirhowy river and the bridge crossing the river called Pont Sir Powell. Recites (1) agreement to constructa woollen manufactory on the above ground, between Elizabeth Williams, James and Elizabeth Yorath and David and Evan James of 25 September 1809 (2). Assignment of the residue of a term of 70 years from William Jones to Thomas George and William Williams of the above property, subject to the payment of £400 to John Buckle, William Crawshay and James Proctor, re the disposal of the property, 2 February 1825 (3). commission in bankrupt against Thomas George of 2 May 1827 and subsequent meeting and agreement and that the above mentioned £400 was owed by Thomas George to John Buckle, William Crawshay and James Proctor (4) the sale of the property at the Rock Inn Bedwellty, there being no purchase (5) the subsequent agreement between William Williams, with the consent of the creditors and David James for the sale of the leased property for the residue of the term at a price of £350 and the subsequent payment of the sum to the creditors, John Buckle, William Crawshay and James Proctor to discharge David James. 31 Dec 1828

 D3214/2/3 Lease for 999 years for natural love and affection and a yearly rent of 1s from; Mary Williams and Bedwellty, Mon., widow to Eliza James, daughter and Evan Jones of Charlestown, Bedwellty, (trustee) vestry clerk and David, husband of Eliza and party to lease, of, four closes, 4 acres, 3 roods, 7 perches in area, part of Argoed Genot Farm, Bedwellty. Boundaries; North, a plantation of James Yorath; East, the Sirhowy river; west, the Sirhowy Tram Road; South, land of Sir Charles Morgan. Property includes the messuage, with outhouses gardens, etc., occupied by Mary Williams, two pieces of land (one adjoining the Tramroad from the Tredegar, Ironworks to Pilgwently) a barn and two other houses, now occupied by Evan Jenkins and Rachel Jones, which descended to Mary Williams as only daughter to her father. 29 Jul 1844

 D3214/2/4 Conveyance for £70 from; Lewis Jones of Quakers Yard, Glam., and Charles George of Bedwellty Mon., yeoman to the Sirhowy Railway Company of, pieces of Bedwellty Mon., as shown in the deposited plan and book of reference held by the Clerk of the Peace of Monmouthshire, as referred to in the Sirhowy Railway Act 1860 and as shown in the marginal plan of this deed. Sirhowy Railway company convenants to make and maintain a level crossing at the point markes as "A" on the plan. Usual covenants. 21 May 1861

 D3214/2/5 Counterpart lease for 14 years at a yearly rent of £36 from, Eliza James of Llangenny, Brecon, flannel manufacturer and John Jeremiah of Bedwellty, Mon., colliery manager to John Thomas of New Tredegar, Mon., builder of (1) a messuage, tenement, farms and lands called "Argoed Genot", in the parish of Bedwellty Mon (2) two cottages adjoining the Bedwellty parish road, occupied by James Ahern and Edwin Lewis as undertenants. Lessors reserve to themselves all rights to quarries, mines and timber. Lessees convenant to; pay rates and taxes, keep the properties in good repair, till and manure the land etc. 20 December 1873. 20 Dec 1873

 D3214/2/6 Conveyance for £600 from; John Jeremiah, late of New Tredegar, in the parish of Bedwellty, Mon., agent and contractor, now of Woodfield Cottage, near Blackwood, Mon., colliery manager, to, Richard George James of Glangrwyney Factory, in the parish of Llangenny, Brecon, flannel manufacturer of, a half share in premises called "Argoed Genot", Bedwellty, Mon., with small cottages occupied by Evan Thomas and William Williams on the west side of the Sirhowy Tram Road. Covenant that a 9/10ths of the proceeds of minerals lying under the estate to be paid to Helen the wife of John Jeremiah for life, half of the 9/10ths to be shared between her children James Lloyd, Emily Lloyd, Richard Jeremiah, John Alfred Jeremiah, David Jeremiah, Eliza Ann Jeremiah, George Jeremiah and Hannah Louisa Jeremiah, as tenants in common. The other of the 9/10ths shares to be assigned to Richard George James and his heirs; Emily Lloyd and her heirs, Richard Jeremiah and his heirs; John Alfred Jeremiah and his heirs; David Jeremiah and his heirs; Eliza Ann Jeremiah and her heirs; George Jeremiah and his heirs. The remaining 9/10ths share is to be paid to Hannah Louisa Jeremiah and her heirs. Covenants for shares of deceased children to be used to benefit the education of the other children, if under the age of 21 and the other legatees if over the age of 21 have the right to sell their shares to such of the others who are interested.
